“Ryan helped me go from zero to one with his real estate mentorship program. He’s extremely knowledgeable in student housing, and navigated me through many difficult situations like finding a market, closing a deal, marketing, and engaging with tenants. Ryan is very responsive and I get the feeling that he truly cares about his mentee’s succeeding in real estate. His business plan also actually works, so even though the mentorship program may seem a bit expensive at first, I was able to make back my money in 2 months through cash flow on my property.”

“If you’re on the fence, go for it. Ryan’s program will get you in the REI game and deliver results. I signed up for his mentorship program in April 2023, first property in escrow mid May. This first property cash flows $2,500 net. Closed on a second property only a few months later and currently looking at a 3rd. I love this niche and am so glad I ‘went for it’ with this program.”

FAQs – Real estate investing for beginners

What’s the best way to start investing in real estate with a full-time job?

The most beginner-friendly method is to buy a single-family home and rent out rooms. You can take it a step further and live in the property (house hacking). This reduces your upfront costs, qualifies you for better financing, and lets you gain experience while working your job.

What are the most common mistakes new real estate investors make?

The biggest mistakes include buying in the wrong market, underestimating repair costs, skipping tenant screening, and not having a cash flow buffer. My coaching helps you avoid all of these through a proven step-by-step process.

How much money do I need to buy my first rental property?

You can start with as little as 3.5% down using owner-occupied loans like FHA. If you’re not living in the property, expect to put down 15–20%. I’ll help you find the right strategy based on your budget. Generally, you should have $40,000-$80,000 saved for downpayment and renovation costs.

FAQs: Real estate investing coaching

What does a real estate coach do? How do they help you?

A real estate coach helps you confidently buy and manage rental properties by guiding you through every step of the process. From analyzing deals and negotiating with sellers to screening tenants and maximizing cash flow, a coach ensures you avoid costly mistakes and follow a proven path to success.

For example, I walk my students through their first real estate deal—from finding a market and closing the purchase to setting up systems that generate consistent income. It’s like having an expert in your corner for every decision.

Is real estate investing coaching and mentoring worth it?

Yes, especially if you’re a beginner. A real estate coach can save you thousands of dollars in mistakes and months (or years) of trial and error.

Many of my students make back the cost of coaching within just a few months of buying their first property. Instead of guessing your way through high-stakes decisions, you’ll get personalized support, avoid bad deals, and fast-track your results.

How much does a real estate coach or mentor cost?

Coaching programs can range from a few thousand dollars to tens of thousands of dollars depending on the level of support, experience of the coach, and whether it’s 1-on-1 or group-based.

My real estate mentorship is designed to deliver a full return on investment, often within just one deal, by helping you buy the right property, avoid expensive errors, and build sustainable cash flow. In most cases, students more than recoup their investment through the cash flow of their first or second rental.
