Client: Yuzo

Market: Charlotte, North Carolina

Cash flow: $1,681/month

Cash-on-cash return: 17%

Occupation: Engineer (worked at Apple and SpaceX)

Investment goal: Build six-figure annual passive income while working full-time

I first met Yuzo at a real estate conference. He was working full-time in Silicon Valley, first at Apple and then at SpaceX.

But he knew that lasting wealth is really created by investing in real estate.

And he had some strong reasons to build his wealth: as someone with a hearing problem, Yuzo wanted to build passive income early to create a safety net that would allow him to live securely if his hearing would get worse in the future.

But there was one problem: he was stuck in analysis paralysis.

“I had spent months analyzing deals but never took action. The more I researched, the more paralyzed I became,” he told me.

Every time he got close to pulling the trigger, doubt crept in and he started questioning everything, like:

“What if I buy in the wrong city/neighborhood?”

“What if the tenants trash the property?”

“What if this becomes another full-time job?”

And because of this, he felt that the first property was so out of reach. And told me he couldn’t bring himself to take that first step.

Not only that, but he was afraid of the unknown. And worried that what he didn’t know could end up hurting him.

Yuzo knew he couldn’t stay stuck if he wanted the types of results he was working towards.

But he wanted a clear path forward and a formula that would let him confidently buy his first rental property and start building passive income without risking it all or buying a deal where he loses his money.

And because he had an extremely busy tech job that often spills over into the weekend, he wanted to do it without turning real estate into a second job.

That’s when he joined my real estate coaching program.

Yuzo wanted help from someone who wasn’t just another “guru.” Thanks to my proven success with the exact business model he wanted to follow (renting houses by the room to build up much more cash flow and appreciation), he knew I could help him build his rental portfolio

But first, he needed to take action instead of staying stuck in overwhelm…

Breaking through analysis paralysis

From the start, I could tell Yuzo was a bit nervous, but excited and ready to work hard and do whatever it took to “go from 0 to 1” property. He was also worried that being a shy introverted young man would mean people wouldn’t take him seriously. He didn’t need more information, but clarity.

That’s why I broke down the process into actionable steps that helped him take action fast without getting stuck.

He used my proven rent-by-the-room system to:

  • Identify the right market
  • Find and analyze deals with strong cash flow
  • Build a trustworthy local team of agents and contractors
  • Remodel, furnish, and market his first property for maximum returns
  • Market and screen tenants to fill rooms quickly
  • Self-manage remotely

I also shared every resource I personally use (from deal calculators to my lease templates and tenant communication templates) so he could move fast without second-guessing every decision.

Along the way, Yuzo faced every investor’s first big challenge: that moment of doubt right before making the offer. But thanks to the clear structure we had laid out, he could feel confident in his decision. And he pushed forward with his offer.

Text message from Yuzo sharing that his rental income is $4,310 with 7 tenants and $1,681 in monthly cash flow after expenses.

He says:

“Ryan’s mentorship helped me go from zero to one in real estate. He guided me through every step, from picking markets to finding deals to managing tenants. I don’t think I could’ve broken that barrier without his help.”

Text conversation where Yuzo asks Ryan for guidance on how much to increase rents for the next year while managing his rent-by-the-room rental property.

Thanks to the work we did together, Yuzu was able to invest in his first property…

Yuzo’s first property: Almost $1,700 in monthly cash flow

Within months, Yuzo, who lives in California, found and invested in a high cash-flowing, out-of-state property in North Carolina – and all while working his demanding tech job.

Not only that – he even lived a year in Shanghai and London while managing his property remotely. (I teach self-management strategies in my program.)

That’s how doable my strategy is!

Here are the key property numbers:

  • Purchase price: $370,000
  • Down payment: $92,500 (25%)
  • Renovation budget: $17,000
  • Monthly rent: $4,310
  • Mortgage payment: $2,104
  • Conservative monthly expenses: $525
  • Net cash flow: $1,681/month
  • Cash-on-cash return: 17%

In other words, Yuzo did what he set out to do… and more!

With just one property, Yuzo built a rental portfolio that generates more than $20,000 a year that he can manage remotely while continuing to work his demanding tech job.

According to Yuzo, he could get these results because:

“I feel like I had a one-to-one connection with a teacher. Ryan held me accountable when I was going into analysis paralysis and made sure I was making progress and then provided me with guidance once it was time for me to get the deal done, put money down, and find out which loans I should take.”

Text message from Yuzo asking Ryan for advice on rent payment logistics for a group of tenants signing a joint lease on his rental property.

What stood out about Yuzo

While I was his coach and shared my strategy, Yuzo is the one who finally overcame analysis paralysis and started building his wealth. And what impressed me most about Yuzo wasn’t just his results, but his discipline and willingness to learn.

He treated the process like an engineer with a methodical and curious mindset. When something came up (and it always does in real estate), he didn’t panic, but instead, he focused on problem-solving.

That mindset is exactly why he succeeded.

Ultimately, Yuzo’s journey is proof that you don’t need to quit your job or live near your investment to build wealth through real estate.

You just need:

  • The right mindset
  • A proven system
  • The right mentorship

… And the willingness to take that first leap.

Yuzo now earns over $1,600/month in passive income from his first property — and he’s on track to hit his goal of six-figure annual cash flow within a few years.

More importantly, he’s gained the confidence and clarity to keep scaling, something that will help him build his portfolio and in the long run – if he keeps at it – make millions thanks to his rental portfolio.

He says:

“Ryan already has eight years of experience in executing the same business plan that I wanted to execute. He’s encountered almost all the issues I would encounter and he knows how to avoid or resolve all those issues.

His business plan itself has been proven to work – converting unused space into rooms and creating win-win situations where tenants get cheaper rent than if they were to go for apartments.

The investor gets more cash flow, which means you can treat your tenants better and be super responsive to maintenance. And Ryan shares every resource he uses to execute that business plan, so you don’t have to reinvent the wheel. He is also super responsive!”

Helping students like Yuzo is why I do what I do.

He started off overwhelmed, feeling lost and unsure, but grew into a confident investor who manages a successful out-of-state portfolio.

He ended up with a lot of pride of ownership as well. He proved to himself it was possible for a shy introvert like himself to build wealth on his own without just relying on a 401k. He continues to build his real estate empire and the life he loves with his wife while being able to work remotely. At the end of the day, he loves having the more options, flexibility, and peace of mind in life that rental income provides.

Now, he says:

“I would definitely recommend Ryan’s program to anybody with interest in investing in real estate and has enough money to put down for a down payment on a house. That could range from anybody like an absolute beginner like myself who had no real estate experience to folks who have some experience but want to venture into college real estate.”

If you, like Yuzo, have been stuck in research mode and feel too overwhelmed to take action, let’s chat.

Because just like Yuzo, you can break free from analysis paralysis and start building your wealth, passive income, and financial freedom.

I’ve helped 70+ people do the same – and I’ve built my own seven-figure portfolio and retired from my pharmacy job at the age of 31.
